How we work

Our aim is to ensure that you are happy with us and our properties so we start by ensuring that we provide as much information to help you make your decision about the property.

Accompanied viewings

We believe it's better to show you around properties personally so that you get a feel for us, our properties and our management.

The Paperwork

If you are then interested in taking a property, we take a full holding deposit from you and your co-tenants (usually equivalent to a month’s rent).
We will prepare and send the contract to the 'lead' tenant and ask for everyone to sign it. Guarantor Forms are sent to parents/guardians at the same time..
We require all the paperwork to be returned to us, properly completed, usually within ten days.
The tenancy is then confirmed to you and your deposit lodged under a protected Tenancy Deposit Scheme.

Moving in

At 'Check in', the day you move in, we will not merely hand over the keys, we will run through with you a number of areas which we believe are helpful for you to know about the property. We also provide you with a 'Welcome Pack' which contains useful and important information.

Such things include :
How appliances work, and how to contact the warranty company if you need to.
How the boiler works and how to operate the heating system
How to take meter readings and pay bills
How to notify us about an odd job that needs doing
Your position regarding payment of council tax

The Inventory

We provide a detailed inventory of the property and contents which provides an accurate description of not just the fixtures and fittings, but also the walls, floors and ceilings! Photographs are taken to provide an accurate pictorial reference of the property at ‘Check in’.

Looking after the property

We do expect the property to be returned to us in the condition in which it is being presented, allowing for fair wear and tear. To help us ensure the properties are being looked after, we may undertake inspections at pre-arranged suitable times.

Checking out

Before the end of the tenancy, and to help tenants return the property to us in the condition it was in at Check in, we provide comprehensive Check out notes. Previous tenants have told us that this has been really beneficial to them and helps them plan for the cleaning! Tenants should allow considerable time to carry out a good thorough clean and it will make checking out so much easier. What is more, you will stand a much better chance of getting your full deposit returned.
Should there be any damages, repairs or cleaning, we will jointly agree the extent of any works/ deductions with you.
