We personally accompany all viewings booked direct with Fuse Properties and ensure that we meet prospective tenants referred by third parties. We believe that this provides you with an opportunity to get a better feel for us, a more informative view of our properties and a chance to learn more about our unique management approach.
How to Secure Your Fuse Property
A full 'Guarantee Sum' is required to secure the property you wish to rent. Once this is received, together with your personal details, the property will be taken off the market. On some occasions, a holding deposit may be requested at this point and this will be registered with Tenancy Deposit Scheme (TDS). Each tenant must provide a UK based Guarantor, without which we will not extend any Contract. Contract Guarantor Forms are then prepared and sent, via e-mail, to the prospective tenants. Your signed and witnessed Contract, along with the required post dated cheques, should be returned to us (usually within 10 days). Guarantor forms will need to be completed, signed and returned to us along with proof of address and income. Unfortunately, failure to comply may mean that we rescind our Offer of Tenancy and Contract. Finally, the tenancy is confirmed to you and, where we have taken a holding deposit, this is lodged with the Tenancy Deposit Scheme (TDS). Your 'Check In' date is then agreed with you.
'Check In'
We will personally welcome you on the day that you move in. At this time, we will not merely hand over the keys but provide a thorough run through of elements that we believe will be helpful for your stay. A 'Welcome Pack' will also be supplied which will contain useful and important information such as how:-
appliances work and what to do if they do not operate properly
the boiler works and how to operate the heating system
to take meter readings and pay utility bills
to notify us should maintenance be required
to be neighbourly and responsible tenants
to deal with condensation
The Inventory
We provide a detailed inventory of the property and contents to provide an accurate description of not just the fixtures and fittings, but also the condition of walls, floors and ceilings. Photographs are also taken at this stage to create an accurate pictorial reference of the property at time of hand over.
Looking After Your Property
We expect the property to be returned to us in the same condition in which it was presented, albeit allowing for fair wear and tear. To help us to ensure our properties are being looked after, we may undertake periodic inspections at pre-arranged suitable times.
Checking Out
We will provide you with comprehensive 'Check Out' notes well in advance of your departure to help you to return the property to us in the condition it was in at 'Check In'. Previous tenants have found this process extremely beneficial as it has made them realise that they need to plan, and allow considerable time, for the thorough end of tenancy clean. Ensuring the property is cleaned to a professional standard will mean that there will be no further charges applied and will make 'Check Out' so much easier and faster. Should there be any damages, repairs or cleaning, we will jointly agree the extent of any works with you.
